Why Are They Becoming More Popular?

Speed is one of the biggest advantages, with construction able to take place off-site at the same time as the site is being prepared. Fewer weather delays, less material waste and greater quality control also add to the appeal, particularly as rising costs, housing demand and trade shortages put pressure on traditional building.

There can also be cost efficiencies thanks to a more streamlined construction process, although modular isn’t necessarily cheaper in every case. The WA Government is also getting behind the shift, supporting alternative construction through its Housing Innovation Fund and Keystart modular home loans.

Why Do They Make Sense in WA?

Modular construction has long made sense in regional WA, where limited access to trades can make building more difficult and expensive. But we’re now starting to see its potential closer to home too. From first-home buyers and owner-occupiers to investors looking at secondary dwellings or rentals, the market is broadening, with tourism operators and developers also taking notice.

How Flexible Are They?

Modular doesn’t mean one-size-fits-all. Depending on the builder, homes can be customised across their layout, size, materials and finishes, although there may be more limitations than with a completely bespoke traditional build. And while much of the construction happens off-site, modular homes still need to meet the relevant planning and building requirements before they can be installed.

Are There Any Downsides?

Like any building method, modular construction does come with a few drawbacks. Transport can create restrictions around the size of each module and site access, while changes once manufacturing begins can be difficult and costly.

There are other considerations too. Site works, transport and customisation can influence the overall price, while financing can work differently from a traditional build. Zoning, planning requirements and local government approvals can also vary depending on the site and proposed design.
